What Buyers Should Inspect in Montgomery County, TX September 2026

Due diligence helps turn interest in a home into a sound decision.

Buyers should inspect a home with the same care they use when comparing price. Visible condition, disclosures, professional inspections, and repair questions all help determine whether the property fits the commitment you are considering.

The latest reported residential period is July 2026. The market was identified as balanced for single-family homes and condos. Months of available supply measured 5.87. That supply figure was 19.31% higher than the prior month. The median sold price was $337,360. The median sold price was 3.61% lower than the prior month. The median active list price was $379,900. The median active list price was essentially unchanged from the prior month. Homes that sold received 97.4% of their list price at the median. The median time on market was 54 days.

Inspection is a decision tool rather than a formality. It helps buyers understand the home's condition beyond appearances. A lower price can carry costs that deserve close attention. A higher price can still require careful due diligence. Balanced conditions support asking informed questions before committing. Inspection findings may influence price, repairs, or the decision itself. The best outcome is clarity about the property and your options.

Read available disclosures before writing a contract whenever possible. Tour carefully and note visible maintenance or condition questions. Hire qualified inspectors for appropriate professional evaluations. Review findings in relation to your budget and risk tolerance. Request estimates when material repairs need further clarification. Keep contract deadlines visible throughout the inspection period. Use written requests when negotiating inspection-related issues.

Use Due Diligence to Protect Your Home Decision

A buyer plan can help organize inspections and decision deadlines. It can clarify which questions need answers before moving forward. Thoughtful due diligence supports a more confident commitment. The process should reflect your budget and comfort with risk.
